Adkisson and PCCP have acquired Northwoods Industrial Park, a large-scale industrial campus in Northwest Houston that is being described as the largest known industrial campus sale by square footage and acreage in the greater Houston area. Stream Realty Partners brokered the transaction on behalf of the seller, Texas Development Company, marking a notable trade in the region’s industrial investment sales market.
The property, located at 11919 FM 529, comprises a 64-building industrial campus totaling approximately 2,700,000 square feet. Situated on about 230 acres, Northwoods Industrial Park combines extensive improvements with substantial land area, offering a scale and configuration that participants in the deal characterize as highly difficult to replicate in the current market.
Stream’s Jon Farris represented Texas Development Company in the sale and has also been selected to lead leasing efforts at the campus going forward. On the buy-side, the late Travis Land of Partners Real Estate represented Adkisson and PCCP in the acquisition, highlighting the involvement of multiple established brokerage platforms in the transaction.
According to comments from Farris, Northwoods Industrial Park offers heavy cranes, significant power capacity and large yard areas, features that align with elevated tenant demand for crane-served industrial facilities in Houston. These characteristics position the campus to serve a range of industrial users that require specialized infrastructure and outdoor storage or operational space.
The campus is reported to be 98% occupied, with a tenant roster that includes local, national and international credit tenants. This high occupancy level, combined with the specialized building features and the overall scale of the asset, underscores the strategic significance of the campus within the Northwest Houston industrial corridor and within the broader Houston industrial marketplace.
