Agency execution on a fully stabilized, amenitized high-rise in downtown Hollywood suggests strong lender appetite for new multifamily product in secondary urban cores.

BTI Partners and Bridge Investment Group have closed a $109 million financing package for the Bread Building, a newly completed multifamily property in downtown Hollywood, Florida. The sponsors secured the loan through Freddie Mac, with Greystone acting as the lender on behalf of BTI Partners and Bridge Investment Group.

Cushman & Wakefield arranged the financing, working through its Equity, Debt & Structured Finance platform. The Cushman & Wakefield team was led by Chris Moyer and Chris Lentz, who collaborated with Greystone professionals Richard Kourbage, Gillian McIIroy, and Zach Shabinsky to complete the transaction. The loan proceeds are tied to the Bread Building, which serves as a multifamily and retail asset in Hollywood’s downtown core.

BTI Partners and Bridge Investment Group originally acquired the vacant Hollywood Bread Building in 2021. Following the purchase, the partnership undertook a ground-up redevelopment, culminating in a new 25-story residential tower on the site. Construction was completed in late 2025, and the property achieved full occupancy in September 2026, indicating that lease-up concluded relatively quickly after delivery.

The Bread Building now delivers 362 residential units to the downtown Hollywood market. In addition to its multifamily component, the property includes approximately 17,000 square feet of retail space, providing ground-floor or on-site commercial options for residents and neighborhood users. The building is also supported by 478 parking spaces, adding structured parking capacity to the immediate area.

Amenities at the Bread Building are designed to offer residents a range of lifestyle options within the property. Features include a swimming pool with poolside cabanas, an expansive sun deck, and an outdoor kitchen that supports open-air social and dining uses. The building also provides a fitness center and dedicated resident gathering spaces, aligning the asset with amenity expectations for contemporary multifamily product.

The completion, full lease-up, and subsequent agency financing of the Bread Building highlight the evolution of the former Hollywood Bread Building site from a vacant property into a fully occupied multifamily and retail tower in downtown Hollywood. The involvement of Cushman & Wakefield and Greystone, along with the use of a Freddie Mac loan, underscores the importance of established capital markets relationships in securing large-scale multifamily financing for stabilized assets.
