CRE Market Beat Take
The exclusive leasing assignment at grocery-anchored, renovated centers highlights ongoing demand for necessity retail in infill Long Beach. For owners and lenders, the strong traffic counts and institutional anchors support more resilient rent and occupancy assumptions.

NAI Capital Commercial has secured the leasing assignment for two recently renovated, adjacent retail centers along Anaheim Street in Long Beach, California. The firm has designated David Maling with the exclusive responsibility for marketing and leasing space at both properties, consolidating oversight of the centers under a single point of contact.

The retail properties are located at 1320 Atlantic Avenue and 955 E Anaheim Street. One center sits at the northeast corner of Anaheim Street and Atlantic Avenue, while the other is positioned at the northeast corner of Anaheim Street and Lime Avenue. Together, they form a cluster of neighborhood-serving retail along a heavily traveled corridor in Long Beach.

Both centers have undergone extensive renovation, positioning them as updated retail options within the surrounding trade area. The properties are anchored by Smart & Final and Aldi, two established grocery operators that serve as the primary traffic drivers for the centers. Their presence provides a consistent draw for shoppers and supports the smaller in-line retail suites at the properties.

Combined, the two retail centers offer more than 140,000 square feet of space. Current availabilities include suites starting at approximately 1,079 square feet and extending up to about 6,174 square feet, giving prospective tenants a range of footprint options. The properties also feature outdoor patio and dining areas, which can accommodate food, beverage, or service concepts seeking activated exterior space.

Parking has been designed to support regular customer visits, with ample on-site stalls serving both the grocery anchors and the in-line tenants. The centers benefit from strong vehicular exposure, with traffic counts exceeding 50,000 vehicles per day at the intersection of Anaheim Street and Atlantic Avenue and more than 35,000 vehicles per day at Anaheim Street and Lime Avenue, according to the marketing information provided.

The leasing effort is supported by Long Beach’s underlying demand drivers, including a sizable residential base, a mix of diverse employment centers, and two major colleges. The city’s year-round coastal climate contributes to steady shopper activity. In addition, nearby Downtown Long Beach offers a concentration of retail, dining, and entertainment, reinforcing the broader appeal of the surrounding area for both retailers and their customers.
