JPI is moving forward with plans for a 397-unit apartment community at City North, a 100-acre master planned development located near TSMC in North Phoenix. The planned project represents the fourth phase of multifamily construction at the mixed-use site, adding another residential component to an area already envisioned as a large-scale community with housing, retail and office uses.
The master plan for City North calls for a multi-phased build-out that includes eight multifamily buildings organized around a residential core of roughly 2,500 units. The planned JPI development will contribute to that total as City North continues to build momentum as a residential hub alongside its commercial offerings. In addition to multifamily housing, the overall site plan includes retail and office space to support residents and nearby employment centers.
The third phase of the multifamily residential component at City North is currently under construction and is being developed by Mill Creek Residential. According to the plan, this phase is expected to be completed by the end of next year, adding more units to the community ahead of JPI’s forthcoming fourth-phase project. The phased approach underscores a staged delivery of new apartments as each segment of the master plan advances.
The proposed fourth phase led by JPI is planned with a range of resident-focused amenity areas. The program includes a pool, both outdoor and indoor dog parks, coworking space and a fitness room. These features are designed to serve residents within the larger City North community and complement the project’s multifamily buildings and surrounding mixed-use environment as additional phases come online.
Construction on the fourth phase is not expected to begin until next spring or summer, following the ongoing work on earlier phases. Two other multifamily communities at City North, Sunela and Azur, make up the first and second phases of the residential development and have already been completed. Sunela was built at a cost of just under $100 million, reflecting the scale of investment that has been directed into the residential portion of the master planned community to date.
As City North’s multifamily pipeline continues to advance through distinct phases, the area near TSMC in North Phoenix is seeing a growing concentration of residential product integrated with retail and office space. The latest 397-unit plan from JPI marks the next step in building out the envisioned residential core across the 100-acre mixed-use development.
