The seller in the transaction was JS Bower Foundation. CBRE represented the seller, with a team comprising Derrek Ostrzyzek, Anna Kampling, Rachel Parsons, Kenji Thomas and Mike Murphy. The buyer was Good Capital Group.
Tournament Patio Apartments is a two-story, garden-style multifamily property situated on 1.76 acres in the South Bay submarket of Los Angeles County. The asset was originally built in 1963 and offers an average unit size of 1,023 square feet.
The community includes a mix of studio, two-bedroom and three-bedroom residences. On-site amenities include a swimming pool, a landscaped courtyard and outdoor gathering areas designed for resident use.
The property’s South Bay location places it within a broader Los Angeles County multifamily market that, according to CBRE Research, entered 2026 with occupancy of 95.3% in the first quarter.
