Industrial Realty Group, LLC (IRG) has purchased a large industrial distribution facility in South St. Paul, completing the acquisition of the former headquarters of The Sportsman’s Guide, an online and catalog retailer. The property, located at 411 Farwell Avenue in South St. Paul, Minnesota, totals 422,727 square feet and changed hands for $21 million.
The facility sits on a 19-acre site within an established industrial corridor and is configured for cross-dock distribution operations. Of the total building area, approximately 392,727 square feet is dedicated to warehouse space, while about 30,000 square feet is built out as office space. The combination of warehouse and office areas positions the property to accommodate both logistics functions and on-site administrative teams.
Designed for efficient truck circulation and loading, the property offers cross-dock loading on three sides of the building. Loading infrastructure includes 36 dock-high doors and two drive-in doors, supported by a 110-foot truck court that provides maneuvering room for tractor-trailers and other commercial vehicles. The building features a clear height of 22 feet, which supports typical distribution and storage uses, and the site includes substantial surface parking to accommodate employees.
The location offers immediate connectivity to the regional highway system, sitting roughly two minutes from Interstate 494. From there, the facility links into the broader Minneapolis-St. Paul interstate network, enhancing regional and last-mile distribution capabilities. The property is also positioned near downtown St. Paul and within convenient reach of Minneapolis-St. Paul International Airport, supporting both local and wider-area logistics requirements.
Leasing responsibilities at the property have been assigned to JLL. The team of Chris Hickok, CCIM, Dan Larew, CCIM SIOR, and Jack Nei is overseeing marketing and lease-up efforts for the facility. With a cross-dock configuration, significant loading capacity, and a mix of warehouse and office space, the asset is being positioned as a modern distribution hub within the South St. Paul industrial corridor.
The transaction marks a change in ownership for a property previously used as a corporate headquarters and logistics base for a single user. Under new ownership by IRG, the building is now being actively leased to prospective occupiers seeking distribution, warehousing, or related industrial space proximate to the Minneapolis-St. Paul transportation network.
