Full lease-up of this mid-size warehouse alongside a sizable workforce housing project signals stable occupier demand and diversified risk for Simone in Mount Vernon.

Simone Development Companies has achieved full occupancy at its industrial center in Mount Vernon, NY, following the execution of two new leases totaling 36,000 square feet. The deals bring the two-story warehouse property at 560 South Third Avenue to a complete lease-up, covering all 63,445 square feet of industrial space at the facility.

The property is described as an industrial center featuring on-site parking and high clear ceiling heights, as well as both a drive-in and a loading dock to support a range of logistics and industrial users. Its location offers convenient access to several major transportation routes, including the Hutchinson River Parkway, I-95 North and South, and U.S. Route 1, positioning tenants to move goods efficiently within the regional distribution network.

Commenting on the milestone, Joanna Simone, President of Leasing and Property Management Operations for Simone Development, said that the full lease-up of 560 South Third Avenue reinforces Mount Vernon’s role in the regional supply chain. The statement underscores how the fully occupied property fits into broader industrial and logistics activity in the area, supported by its highway connectivity and functional building features.

Simone Development Companies is a family-owned real estate investment firm with a portfolio exceeding 7 million square feet across the New York City area. Its holdings span multiple property types and locations, with the Mount Vernon industrial center representing one component of this broader regional footprint.

In addition to the industrial leasing activity, Simone Development is also active in Mount Vernon’s residential sector. The firm is part of a joint venture with Stagg Group that recently topped off QWest Towers, a $158-million workforce housing development located at 1 and 25 North MacQuesten Parkway. The topping-off milestone indicates that the vertical construction of the project has reached its structural peak, marking a key step in the development process for the workforce housing initiative.

Together, the full lease-up of the Mount Vernon industrial property and the progression of the QWest Towers development highlight Simone Development’s diversified presence in the market, with activity spanning both industrial and residential asset classes within the same municipality.
