To support the acquisition, JLL arranged $6,900,000 in financing on behalf of Queen City Development Group. The debt was structured as a five-year, fixed-rate loan provided by Bangor Savings Bank. The financing was completed in conjunction with the acquisition of the property, with the loan proceeds secured by the industrial building.
Originally constructed in 1996 and renovated in 2007, 43 Bibber Parkway offers a modernized industrial layout suited to shallow-bay users. At the time the financing was put in place, the property was 93% leased. The tenant roster includes companies engaged in architectural signage manufacturing and specialty retail, reflecting a mix of light manufacturing and commercial uses within the facility.
The site benefits from regional connectivity. The building is adjacent to Route 1, less than one mile from Interstate 295 and approximately 15 miles from Interstate 95. This positioning provides direct access to what is described as the Southern Maine logistics corridor, linking Brunswick to broader regional distribution and transportation networks.
Brunswick has emerged as a hub for advanced manufacturing and innovation within Maine, according to the market overview included with the transaction. The local industrial market is characterized by low vacancy, which has supported demand from users seeking space in the area. In particular, tenants are looking for lower-cost alternatives relative to the Southern New Hampshire and Greater Boston submarkets, which has helped drive interest in industrial properties in and around Brunswick Industrial Park.
