CRE Market Beat Take
The $50 million mezzanine tranche for Oasis Hallandale illustrates ongoing appetite for structured capital to bridge large condo projects through completion and sellout.

Colliers has expanded its Florida retail platform with the addition of Nick Robinson as Vice President. Based in Jacksonville, Robinson brings more than 15 years of commercial real estate experience, with a focus on retail advisory, landlord and tenant representation, site selection, development and investment sales across the state. He joins as a partner in the Hurst Robinson Arroyo Team, which delivers retail real estate advisory services for landlords, developers, investors and occupiers across North Florida and throughout Florida more broadly. His background positions the team to continue advising clients on both strategic occupancy decisions and investment opportunities in the region.

In Palm Beach County, Hedrick Brothers Construction has broken ground on a comprehensive, multi-year campus improvement program at The Club at Ibis, a private club community. Serving as Construction Manager at Risk, the firm is overseeing a carefully phased program intended to enhance the club’s amenities. The work is structured so that members can maintain uninterrupted access to the property while construction progresses, reflecting a focus on minimizing disruption to existing operations. The campus improvements are described as a transformation aimed at elevating the club’s world-class offering while the community remains fully active.

Capital markets activity is also underway on the state’s east coast, where Cottonwood Group has provided a $50 million mezzanine loan for the East Tower at Oasis Hallandale, a 25-story, 250-unit luxury for-sale condominium project in Hallandale Beach, Florida. The financing was arranged by WD Capital Group on behalf of the sponsorship. According to the parties, the mezzanine capital is intended to support the East Tower through completion and the condominium sellout process, supplementing the project’s existing capital stack. Oasis Hallandale is sponsored by developer Giuseppe Iadisernia, with MGM Construction Group engaged as the project’s general contractor.

Together, these updates highlight the breadth of activity across Florida, from talent additions at a global brokerage to construction management assignments for large private club campuses and structured capital solutions for high-rise residential development. While each initiative targets a different segment of the market, they collectively underscore ongoing investment, asset enhancement and advisory engagement across key Florida locations.
