RK Investors and its partners have obtained an $81 million construction loan to advance Sutherland at Piper Glen, a new 299-unit multifamily community underway in Charlotte. The project is rising in the Piper Glen neighborhood, where the development team is adding new rental housing within a larger mixed-use setting.
The loan is being provided by Western-Southern Life Insurance Company, which is supplying the construction financing for the community. The capital was sourced in the debt markets with support from CBRE’s Debt & Structured Finance team, reflecting ongoing lender interest in well-defined multifamily projects.
The CBRE team of Nate Sittema, Kristen Reilley and Elliott Voreis arranged the financing on behalf of the sponsorship. Their assignment covered structuring and placing the construction loan that will fund the next phase of work at the site.
Sutherland at Piper Glen is currently under construction at 9621 Elm Lane. Plans call for four five-story apartment buildings built on top of a single-story parking podium, providing structured parking beneath the residential levels. The vertical design concentrates density on the site while keeping vehicle storage largely contained within the podium structure.
The community is part of Greenway at Piper Glen, a new master-planned development in South Charlotte led by RK Investors. Within this broader master plan, Sutherland at Piper Glen represents the multifamily rental component, adding nearly 300 units to the area as the project progresses through its construction timeline.
Planned resident amenities at Sutherland at Piper Glen include gated access and covered parking, along with a fitness center and bike storage. Interior shared spaces will feature coworking areas, a dedicated golf simulator room and a game room, designed to support both work-from-home users and leisure activities.
Outdoor amenities will encompass a swimming pool, fire pit, grilling areas and a pet wash station, along with a coffee bar to serve residents. Collectively, the features are intended to create a full-service amenity package aligned with current renter preferences in the multifamily segment.
According to the project timeline, Sutherland at Piper Glen is expected to begin leasing in fall 2027. The first units are scheduled for delivery in March 2028, positioning the community to bring new multifamily inventory to the South Charlotte market as it reaches completion.
