Brothers Redevelopment, Inc., a nonprofit housing organization, has begun construction on Wagoner on the Creek, a new permanent supportive housing community in Aurora. The nearly $31 million project is planned for 1850 S. Chambers Road and will deliver 60 units dedicated to residents in need of long-term, service-enriched housing.

The community is designed to serve justice-involved and unhoused individuals in Arapahoe County, with all residents required to earn less than 60% of the area median income. By restricting tenancy to households under this income threshold, the development is targeted specifically toward those facing both housing instability and limited financial resources.

Wagoner on the Creek is structured as more than just an apartment community, integrating on-site services intended to support residents’ long-term stability. Brothers Redevelopment will maintain an office at the property and provide case management to help residents navigate social services and daily challenges. Behavioral health counseling will also be available, along with peer navigation to connect residents with resources and community networks.

The nonprofit plans to layer in additional resident support, including employment assistance to help tenants secure and retain jobs. Medical services are also expected to be provided on site, creating a single location where residents can access both housing and a range of supportive care. This model aligns permanent housing with wraparound services for people with complex needs.

According to reporting cited from the Denver Business Journal, the capital stack behind Wagoner on the Creek draws from 10 distinct funding sources. These include contributions or support from seven government agencies, financing from two banks, and participation through a Low-Income Housing Tax Credit (LIHTC) component. The combination reflects a heavily layered approach that is typical for deeply affordable and supportive housing developments.

Resident-focused amenities are also planned as part of the project. The property will feature an outdoor amenity area with grills, landscaping including shrubbery, and fountains, as well as walking trails that give residents access to open-air space on site. These features are intended to complement the supportive services by providing an attractive and usable outdoor environment.

Calcon Constructors has been engaged as the general contractor for Wagoner on the Creek. With construction now underway, the project moves from planning into execution, advancing a new supportive housing asset for Aurora and the broader Arapahoe County community.
