Trumark Homes has expanded its presence within Sunset Development’s Bishop Ranch mixed-use community in San Ramon by acquiring 195 residential lots for a new phase known as The Trails in Bishop Ranch. The land is located on the northwestern portion of the 600-acre master-planned project, which continues to add housing alongside its existing office, retail, dining and entertainment components.

The acquisition will support two distinct for-sale residential neighborhoods within The Trails. Promenade at The Trails is planned for 67 three-story single-family homes, while Paseo at The Trails will consist of 128 three-story townhomes. Together, the two communities account for all 195 lots that Trumark has purchased within Bishop Ranch.

Company leadership described the setting at Bishop Ranch as a key draw for potential buyers, pointing to both its environment and its connections to surrounding uses. Tony Bosowski, Northern California Division president at Trumark Homes, said the connectivity and tranquility of Bishop Ranch are attractive to people working in the area, and that the company expects those same qualities to appeal to prospective homebuyers looking to live nearby.

The Trails in Bishop Ranch will be integrated into the broader framework of the master-planned community. According to Trumark, the new neighborhoods will have access to Bishop Ranch’s varied elements, including City Center Bishop Ranch. City Center is a 300,000-square-foot, open-air destination offering shopping, dining and entertainment, serving as a focal point within the larger development.

The schedule for bringing the new neighborhoods to market is beginning to take shape. Trumark currently anticipates launching home sales for The Trails in Bishop Ranch in fall 2027. Further details on pricing, construction timelines and delivery milestones have not yet been disclosed.

The expansion of residential offerings at Bishop Ranch reflects the ongoing build-out of the long-term mixed-use vision for the San Ramon community. By adding for-sale single-family homes and townhomes alongside established commercial amenities, the project continues to evolve as a large-scale, integrated environment where residents can live, work and access services within the same master-planned setting.
