Marcus & Millichap Closes Self-Storage Portfolio Sale in Oregon

A large, stabilized self-storage portfolio trading with embedded expansion land signals ongoing investor appetite for scale and operational simplicity in this asset class.

Marcus & Millichap has brokered the disposition of a Secure Storage self-storage portfolio comprising six properties spread across multiple Oregon cities, including Ashland, Bend, Prineville, Redmond, Hood River, and Hillsboro. The portfolio totals 537,962 square feet of rentable space across 3,545 units, positioning it as a large-scale, institutional-caliber self-storage aggregation in the state.

The assets were described by Marcus & Millichap as a long-held, family-owned and operated portfolio. According to Adam Schlosser, executive managing director of the firm’s LeClaire-Schlosser Group, each facility has been carefully maintained and regularly reinvested in over the course of ownership. That ongoing capital investment was cited as a key contributor to the overall quality of the portfolio.

Schlosser noted that the properties demonstrated strong in-place performance across the portfolio at the time of sale. He characterized the transaction as giving the incoming investor the ability to acquire a turnkey group of assets with additional upside potential. The operations currently in place were presented as providing immediate scale, while the quality of the real estate and physical plant offers room for further growth.

The six-property Secure Storage portfolio offers 100% ground-level access across its entire rentable square footage. This configuration typically supports ease of access for customers and can streamline operations, and in this case applies across all of the portfolio’s buildings. In addition, two of the six locations include dedicated land for future expansion, which may allow the buyer to add capacity over time in response to demand.

The seller was represented by a Marcus & Millichap team led by Adam Schlosser, along with Keith Phillips and Dean Trammell of the same firm. The group worked in association with David Tabata, Marcus & Millichap’s Oregon broker of record. Together, they handled marketing and negotiations on behalf of the ownership, positioning the portfolio for a single-transaction sale.

While the identities of the buyer and seller and the purchase price were not disclosed, the transaction highlights a sizable trade in the Oregon self-storage sector. By combining scale, ground-level access throughout, and embedded expansion potential at select sites, the portfolio reflects a fully assembled platform-style investment for the new owner.
