HomeGoods has committed to a new large-format retail lease at Gresham Station Shopping Center in Gresham, Oregon, expanding its presence in the Portland-area market. The home furnishings chain, a subsidiary of TJX, has secured space at the Schnitzer Properties-owned retail center, with references in project materials to both an 18,300-square-foot and an 18,724-square-foot store footprint. The new store is scheduled to open in the summer of 2027.
The leased space was previously occupied by World Market, which has relocated into an adjacent space within Gresham Station. This internal backfill keeps the former World Market box in active use while retaining the prior tenant on site, limiting overall vacancy at the center. The new HomeGoods location is described multiple times as spanning 18,724 square feet, underscoring that the store will operate as a sizeable, large-format box within the broader retail lineup.
Gresham Station features a mix of national retailers, including Best Buy, Maurices, Ulta, and Old Navy, creating a regional draw for shoppers in the eastern Portland metropolitan area. The addition of HomeGoods complements this existing tenant mix with a soft home goods offering under the TJX corporate umbrella, which also includes TJ Maxx. The new store will join several other HomeGoods locations that already operate in the Portland metropolitan area, adding coverage in Gresham while further deepening the brand’s regional footprint.
Market commentary around the lease highlights that the Portland-area retail market is experiencing close to zero new retail construction, particularly for large-format space. As a result, opportunities for tenants seeking sizable boxes in established centers are described as increasingly limited. Within that context, Gresham Station was identified as an attractive option for HomeGoods based on the property’s visibility, on-site parking, and the strength of its national retailer lineup.
The lease at Gresham Station illustrates how existing multi-tenant retail centers are capturing demand from expanding national brands in a constrained development environment. With limited new construction delivering fresh large-format options, well-located, fully built-out centers with strong co-tenancy are positioned to attract in-demand tenants looking to secure long-term space in mature submarkets such as Gresham within the greater Portland region.
