A sizable HQ relocation into a transit-adjacent, amenitized Reston Town Center asset reinforces flight-to-quality dynamics in suburban D.C. office.

MetroStar Systems LLC has committed to a new headquarters lease at Reston Town Center, marking a significant real estate step for the Reston-based government IT contractor. The company, which primarily supports defense and national security agencies, has signed for 37,844 square feet of office space at 12010 Sunset Hills Road in Reston, Virginia.

The lease was secured by JLL, with Jay Farmer and Steve Burman representing MetroStar in the transaction. BXP, the owner of the building, represented itself in the deal. The agreement establishes a new hub for MetroStar as it continues to build out its platform and expand capabilities following its late 2025 acquisition by Veritas Capital.

The new office will serve as MetroStar’s Northern Virginia base, replacing its existing location at 1856 Old Reston Avenue in Reston. The company plans to relocate operations to the new headquarters in 2027, aligning the move with its broader national growth plans and ongoing investment in its business.

The property at 12010 Sunset Hills Road is a nine-story office building situated in the heart of Reston Town Center. Its location adjacent to the Reston Town Center Metro station provides direct transit access, reinforcing the building’s appeal for tenants seeking connectivity to the broader region. On-site amenities include a fitness center, supporting the workplace and employee experience.

MetroStar’s decision to relocate within Reston underscores the firm’s continued commitment to the Northern Virginia market while upgrading to a transit-oriented, amenity-rich office environment. For BXP, the lease adds a government-focused technology tenant to its Reston Town Center roster, further establishing the building’s position within a key suburban office node.

The transaction reflects ongoing leasing activity in Reston Town Center as office users evaluate locations that align with long-term operational strategies and access to both talent and infrastructure. With representation from JLL and landlord-led negotiations from BXP, the deal highlights the role of experienced brokerage and ownership teams in structuring headquarters commitments in the current office environment.
