The sale of a fully leased, 2025-built South Quincy asset at a clear pricing benchmark underscores ongoing investor preference for stabilized, commuter-oriented multifamily in the Boston metro.

A newly built multifamily community in Quincy, MA has changed hands in an investment sale arranged by Marcus & Millichap. The brokerage firm completed the disposition of The Willard, a 30-unit boutique luxury apartment property at 510 Willard St., with the asset trading for $13,500,000.

The Willard is described by Marcus & Millichap as a turnkey, high-end apartment offering. According to the firm, the property delivers modern finishes, spacious floor plans, quartz countertops and in-unit laundry across its residential program. Each apartment is served by separately metered utilities, including water, which can simplify expense allocation between residents and ownership.

Evan Griffith, senior managing director in Marcus & Millichap’s Boston office, characterized The Willard as a boutique luxury property that provides investors with a high-quality asset requiring minimal immediate intervention. The building’s recently completed construction supports that positioning, with the property having been delivered in 2025.

Senior managing director Tony Pepdjonovic emphasized the location advantages of the asset. He noted that the property sits just off Interstate 93 in Quincy, providing a commuter-friendly setting with connectivity to local amenities as well as to downtown Boston. At the time the transaction closed, the property was reported to be 100% occupied, underscoring stabilized demand at the asset.

Pepdjonovic and Griffith exclusively marketed The Willard on behalf of the seller, according to Marcus & Millichap. The representation covered the full marketing process and disposition of the property, which attracted investor attention consistent with ongoing interest in well-located multifamily product with strong underlying fundamentals.

The Willard’s residential program totals 30 apartments, with a mix of 24 two-bedroom units and six three-bedroom units. The building is located in South Quincy, approximately nine miles south of Boston, placing it within an established residential submarket that offers both neighborhood amenities and regional highway access. The sale of this recently constructed, fully leased property adds another data point for investors tracking pricing and demand for suburban multifamily assets in the greater Boston area.
