Greenberg Gibbons has secured Club Studio as a co-anchoring tenant at Frederick Brickworks, a planned $450 million mixed-use destination in Frederick. The fitness and wellness brand will open its second Maryland location at the project, taking a 30,000-square-foot space within the 65-acre development.
Frederick Brickworks is being positioned as a large-scale, mixed-use environment combining retail, dining, and residential components. Club Studio is expected to expand the project’s fitness and wellness offerings while drawing repeat traffic that supports on-site retailers and restaurants. The new location adds to the brand’s presence in Maryland and places it alongside a growing roster of food, beverage, and service operators.
Club Studio will co-anchor Frederick Brickworks with a 35,000-square-foot Whole Foods Market. Together, the two tenants are planned as key traffic drivers for the project’s retail component. Additional signed retailers and restaurants include honeygrow, First Watch, Shake Shack, Dave’s Hot Chicken, and Inspire Nail Bar, reflecting a mix of fast-casual dining, full-service restaurant, and personal care concepts.
The development’s first phase is planned to include both retail and residential uses. On the residential side, the initial phase will deliver 332 apartments and 320 for-sale townhomes. The townhome portion will be built by Wormald and NVR, Inc., according to the announcement. The first phase of Frederick Brickworks is expected to be completed in 2028, setting a multi-year timeline for the rollout of the project’s components.
Eric Walter, president of Greenberg Gibbons, said the company is aiming to create a vibrant destination at Frederick Brickworks, with Club Studio’s offering intended to complement the broader merchandising strategy. By combining grocery, fitness, restaurant, and service tenants alongside new apartments and townhomes, the project is designed as a mixed-use environment serving residents and visitors in Frederick. The announcement underscores the role of co-anchoring fitness and grocery tenants in establishing critical mass for large-format, mixed-use developments.
