Newmark has arranged a long-term, full-building industrial lease for Dynamic Manufacturing at 7801 Industrial Drive in Forest Park, Illinois. The transaction covers 150,316 square feet and was completed on behalf of the tenant, which will occupy the entire facility. Newmark Senior Managing Director Corey Chase represented Dynamic Manufacturing in the lease negotiations with the landlord, First Industrial Realty Trust, Inc.
Dynamic Manufacturing plans to use the property for industrial warehousing, electrification activities and manufacturing operations. The expanded footprint is intended to provide the company with additional warehouse capacity to support its operations. The facility sits on a 5.07-acre site and is designed to accommodate both office and industrial functions, reflecting its role as a multipurpose industrial asset.
The building at 7801 Industrial Drive includes 4,509 square feet of office space integrated into the overall footprint. Industrial features include 24-foot clear heights that support modern racking and storage configurations, six interior loading docks to facilitate truck movements and one drive-in door for flexible loading options. On-site parking for 120 vehicles supports both employee and visitor access as well as potential fleet parking needs.
The property is located approximately 10 miles west of downtown Chicago, offering an infill setting within the broader Chicago metropolitan area. Immediate access to Interstates 290 and 294 provides direct connectivity to regional transportation networks, enabling efficient movement of goods throughout the metro and to key destinations across the Midwest. The combination of highway access and infill location positions the asset to serve manufacturing, distribution and logistics requirements.
The Forest Park location also provides access to a deep labor pool across the Chicago region. Proximity to major manufacturing, distribution and logistics corridors enhances the property’s relevance for tenants that require both skilled labor and rapid transportation links.
