Foundation Alloy has committed to a new manufacturing headquarters at 45 Industrial Parkway in Woburn, MA, marking a significant step in the company's transition from a research-focused platform to full-scale production. The advanced metals firm, which recently announced new funding, has leased approximately 36,055 square feet at the property to accommodate manufacturing, laboratory, and research operations.

The move will shift Foundation Alloy's base from MIT's The Engine, providing the company with a dedicated facility designed to support its next phase of growth. The expanded footprint is intended to house the infrastructure required to scale production, including specialized power and building systems aligned with advanced manufacturing needs. The new headquarters consolidates multiple functions under one roof, positioning the company to move further into commercial-scale activity.

Cushman & Wakefield advised Foundation Alloy in the lease negotiations. The tenant representation team included Kevin McNamara, Ross Gaudet, and Michael O'Leary, who worked on securing the Woburn site as the company's first dedicated manufacturing headquarters. Their role focused on aligning the facility's capabilities with Foundation Alloy's operational and growth requirements.

On the ownership side, JLL represented the landlord, a partnership of Camber Development and Wheelock Street Capital. JLL's team of Chelsea Andre, Rachel Marks, and Chris Decembrele led the leasing assignment for the property. Camber Development and Wheelock Street Capital serve as the building's ownership group and were described as willing to invest alongside an innovative tenant to tailor the facility to advanced manufacturing demands.

While financial terms of the transaction were not disclosed, the commitment to more than 36,000 square feet of space reflects a meaningful expansion of the company's physical footprint in the region's industrial and advanced manufacturing ecosystem.
