Agora Realty has completed construction of Hylo Park South, a new 90,750-square-foot grocery-anchored retail center in the city of North Las Vegas. The project is positioned at the southeast corner of Lake Mead Boulevard and Rancho Drive and is designed to serve as a key retail component within Agora’s broader mixed-use vision for the area.
Hylo Park South is part of Hylo Park, Agora’s 73-acre master-planned, mixed-use community that is currently in its third phase of development. According to the developer, the master-planned community carries approximate construction costs of $375 million. Within that larger plan, Hylo Park South occupies 11 acres and is intended to function as a central gathering place for residents, shoppers, and visitors as additional phases of the community are delivered.
The retail center is reported to be 95 percent leased ahead of full opening, with a tenant mix anchored by Cardenas Markets. Other nationally recognized retailers and service providers committed to the property include Ross Dress for Less, Starbucks, Chipotle, In N Out, PDS Health, AT&T, UPS, Chase Bank, Allstate, Sourdough & Co., and Tesla. This blend of grocery, soft goods, food and beverage, financial services, healthcare, telecommunications, insurance, and automotive-related users indicates a diversified merchandising strategy aimed at capturing daily-needs and destination traffic.
Hylo Park South’s tenant roster is expected to be fully open and operating by early 2027, aligning with the continued build-out of the larger Hylo Park community. The early lease-up level suggests that much of the project has been committed prior to full stabilization of the surrounding development, positioning the center as a key retail amenity for subsequent residential and commercial phases.
In addition to completing the main retail component, Agora executed a land disposition within the project. The company sold a 1.2-acre pad site located within Hylo Park South, at the southeast corner of Rancho Drive and Lake Mead Boulevard, to In-N-Out Burger for future development. The pad sale adds an individual quick-service restaurant development to the broader retail lineup and reflects ongoing demand from national restaurant brands for prominent corner locations within growing mixed-use environments.
Taken together, the completion of Hylo Park South, its high pre-leasing level, and the separate pad sale to In-N-Out Burger highlight the progress of Agora’s phased implementation of the Hylo Park master plan in North Las Vegas and reinforce the role of grocery-anchored retail as a key component of large-scale mixed-use communities.
