Sagard Real Estate has acquired 7001 Quad Avenue, a large-scale distribution facility in Rosedale, Maryland, for $91 million. The property totals 621,144 square feet and adds a fully leased, modern industrial asset to Sagard’s logistics portfolio.
The facility is located in the Baltimore County East industrial submarket, which is described as the region’s largest industrial hub. The building is fully leased to users in food and beverage distribution and third-party logistics, indicating a tenant roster focused on high-volume, supply chain dependent operations.
Developed in 2004, the property sits on 32 acres and is configured as a cross-dock facility, a format commonly used to support rapid throughput and frequent truck movements. The building is described as having modern industrial specifications, aligning its physical characteristics with contemporary requirements from distribution and logistics users.
The site benefits from regional transportation connectivity, positioned near the convergence of Interstates 95, 695, and 895. It is approximately five miles from the Port of Baltimore’s Seagirt and Dundalk marine terminals as well as downtown Baltimore, giving users direct access to port infrastructure and urban demand centers. The location also offers connectivity to Baltimore/Washington International Airport and the broader Baltimore-Washington corridor.
Belah Terentjev, Director, Acquisitions at Sagard Real Estate, noted that the building’s cross-dock design, loading capacity, and trailer parking are suited to high-throughput operations. Terentjev added that proximity to the Port of Baltimore and the regional interstate network is expected to support long-term demand from distribution and logistics tenants at the property.
The transaction underscores ongoing investor interest in port-adjacent industrial assets with established tenancy in essential goods and logistics sectors. While the seller and financing details were not disclosed, the purchase reinforces the strategic positioning of modern distribution facilities in well-connected submarkets serving both port and regional transportation networks.
