Amazon is moving forward with another large-scale logistics investment in North Texas, with plans to construct a regional distribution center in Terrell, Texas. The company is preparing a $98 million, 1.2 million-square-foot facility that will expand its industrial footprint in the area and support its statewide logistics network. According to reporting from The Dallas Morning News, site work could get underway as early as August 2026, with completion anticipated the following year.
The new regional distribution center will rise on a 120-acre site at 3201 Airport Road in Terrell. The property sits between the U.S. Route 80 and Interstate 20 corridors, positioning the facility with access to two major east-west transportation routes serving the broader Dallas-area logistics market. Amazon acquired the site last year from Hunt Realty Investments, giving the company control of a sizable development parcel for its latest large-format industrial project.
The Terrell development adds to a series of recent industrial expansions by Amazon in the region. The company is also building another large distribution facility in Cleburne, Texas, where a 1.7 million-square-foot project has been under construction for the past two years. That Cleburne building is reported to be on track for delivery this quarter, further strengthening Amazon’s network of fulfillment and distribution locations across the metro.
Beyond these two projects, Amazon has made substantial long-term commitments in the state. Since 2010, the company has invested more than $100 billion across Texas, which has supported the creation of 100 fulfillment, sortation and delivery centers. The planned Terrell facility and the near-complete Cleburne project represent the latest phase of that buildout, adding significant new distribution capacity in key logistics corridors.
With control of a large development site, proximity to major highways and a pipeline of additional industrial product in the same metro, Amazon’s Terrell project underscores the scale of ongoing e-commerce-driven demand for modern distribution space in Texas. The timing of the start and delivery of the new center, alongside the Cleburne facility’s completion, will add meaningful inventory to the regional industrial market over the next several quarters.
