Significant preleasing and a headquarters relocation into new construction signal continued tenant commitment to downtown Austin office product despite broader sector headwinds.

Endeavor Real Estate Group is moving forward with a new office and retail project called 5th & Walsh on the western edge of downtown Austin. The planned five-story building at 1200 W. 5th St. is designed to total 198,000 square feet and will ultimately serve as the company's new headquarters once construction is complete. The development has been in planning since 2022 and is rising on a 1.4-acre site.

The mixed-use property is programmed with both office and ground-floor commercial space. Of the building's total 198,000 square feet, approximately 21,000 square feet is designated for restaurant and retail uses at street level. The remaining space on the upper four floors is reserved for office tenants, including Endeavor's new corporate offices.

Endeavor intends to relocate its headquarters from its current downtown Austin address at 500 W. 5th St. to 5th & Walsh. The company plans to occupy 25,000 square feet in the new building for its own operations. In addition to its internal space needs, Endeavor has already secured significant preleasing activity for the project.

According to the company, 85,000 square feet of office space at 5th & Walsh has been leased to tenants that have not yet been publicly identified. This early leasing helps establish an office tenant base well before the building opens and indicates that a sizable portion of the project's office inventory has commitments in place.

Endeavor is also handling the marketing and leasing responsibilities for both the office and retail components in-house. Office leasing and marketing are being led by Endeavor representatives Fernando Urrutia, Anne Swift and Colton McCasland. On the retail side, Endeavor's Billy Osherow and Evan Deitch are overseeing the commercial space on the ground floor.

The 5th & Walsh project adds new Class A office and retail space to the western portion of downtown Austin, combining a headquarters relocation with multi-tenant leasing. With a mix of pre-leased and available space and a ground-floor restaurant and retail offering, the development is positioned to bring additional daytime population and activity to this edge of the central business district once delivered.
