A planned 568,720-square-foot facility valued at roughly $70 million would add meaningful new industrial stock to Winder, reinforcing institutional capital’s focus on Georgia logistics corridors.

Stonemont Financial Group is pursuing plans for a large-scale industrial development in Winder, where it aims to construct a 568,720-square-foot facility. According to reporting from the Atlanta Business Chronicle, the project is expected to have an estimated value of about $70 million at full build-out. Winder is situated between Atlanta and Athens, positioning the proposed facility within reach of two major regional economic centers.

The planned development would rise on a site owned by the Winder-Barrow Industrial Building Authority, which has held title to the property since June 2006. Stonemont does not own the land but is advancing the project as a ground-up industrial facility. The development timeline anticipates completion by the end of 2027, adding a substantial block of new industrial space to the local inventory if the project moves forward as described.

The proposed building would be located along Innovation Drive, adjacent to an existing 275,840-square-foot industrial facility that was delivered in 2022. That neighboring building is leased to Everluxe Building Products, a company that manufactures kitchen and bathroom cabinets. The presence of an established industrial tenant next door underscores the corridor’s emerging role as a hub for manufacturing and logistics uses.

The site is also proximate to several educational and civic institutions, including Lanier Technical College’s Winder-Barrow campus, the Innovation Amphitheater, and the Barrow Arts & Sciences Academy. This cluster of nearby facilities suggests a setting that integrates workforce training, community amenities, and industrial employment nodes within a relatively compact area.

Stonemont brings prior large-scale industrial experience to the Winder proposal. The firm co-developed the 7.7 million-square-foot Georgia International Trade Center near the Port of Savannah, one of the state’s significant industrial and logistics developments. Stonemont has also partnered on multiple build-to-suit projects for Amazon, further expanding its track record in tailored industrial facilities for major users.

In addition to its development experience, Stonemont reports having $5.3 billion in assets under management. That capital base supports the firm’s activity across industrial platforms, including ground-up projects such as the proposed Winder facility. If completed on the current schedule, the new building would mark another sizable addition to Stonemont’s industrial portfolio and to the industrial stock in the Winder area by the close of 2027.
