Blue Heron Asset Management and design firm Cline are preparing to begin construction on Rosewood, a new rental community planned for 611 West South Street in Raleigh. The project is designed as a 269-unit apartment development and follows Blue Heron’s completion of a $12.85 million land acquisition for the site earlier this year.
Rosewood is planned to span a total of 399,000 square feet, organized across two residential buildings that frame a central public plaza. The buildings will house apartments in a range of floor plans, with unit sizes starting at 499 square feet and extending up to 1,531 square feet. The layout is intended to provide residents with a choice of smaller and larger formats within the same community.
The development program places an emphasis on flexible indoor and outdoor resident spaces. Within the residential component, plans call for areas that can accommodate a variety of uses, allowing residents to work, relax, and socialize in different zones of the property. These spaces will be complemented by ground-level and elevated outdoor environments integrated into the overall site plan.
Rosewood’s amenity package is expected to be a key feature of the project. Planned offerings include a custom sauna and cold plunge suite designed for wellness-oriented use, as well as private coworking areas that provide residents with focused workspaces separate from their apartments. A rooftop lounge and terrace will offer additional communal space at the top of one of the buildings, creating another setting for resident gathering and leisure.
The project also incorporates a concealed speakeasy located within one of the buildings, positioned as a distinctive onsite experience available to residents. This element will sit alongside the broader mix of amenity and common areas programmed throughout the property.
In addition to its residential and amenity components, Rosewood will include a retail element along South Street. Plans call for approximately 5,500 square feet of retail space, adding a street-facing commercial component at the base of the development. This space is intended to serve the immediate community, though specific retail tenants have not been identified in the available information.
The development team is targeting completion of Rosewood in 2028, positioning the project to deliver new multifamily inventory and supporting retail space to the Raleigh market on a multi-year timeline. Construction responsibilities for the project will be handled by W.M. Jordan Company, which has been selected to perform the general construction duties for the two-building complex and associated public plaza.
