CRE Market Beat Take
A 30-year lease and $120 million plant upgrade at AllianceTexas underscore durable tenant commitment to specialized aviation facilities, supporting investor confidence in this industrial cluster.

MTU Aero Engines AG has opened a refurbished facility totaling 462,000 square feet at 2100 Eagle Parkway in AllianceTexas, the 27,000-acre master-planned development in north Fort Worth. The company currently employs 200 people at the site and expects to add another 1,200 employees as operations ramp up in the upgraded plant.

The facility operates under a 30-year lease that MTU Aero Engines signed with the city of Fort Worth. The company relocated to the AllianceTexas location in 2023, positioning its engine services operation within a large-scale industrial and aviation-focused development. The opening of the refurbished building marks a key milestone in activating the long-term lease and bringing the property fully back into use.

The building has a history in the aviation sector. It previously housed American Airlines’ original maintenance base and also served as a Rolls-Royce engine plant. MTU’s decision to modernize and recommission the structure continues its legacy as a hub for engine-related work and extends the property’s use within the aerospace industry.

One of the facility’s customers is Brazilian airline GOL Linhas Aéreas. Work at the plant will include maintaining and repairing GOL’s CFM International LEAP-1B engines, which power Boeing 737 Max aircraft. GOL operates more than 60 Boeing 737 Max aircraft equipped with these engines, creating a defined demand set for ongoing maintenance, repair and overhaul activity at the site.

MTU Aero Engines invested $120 million to upgrade and expand the Fort Worth facility. The capital program was designed to support full disassembly, maintenance, repair and overhaul, assembly and testing capabilities for the engines serviced at the plant. The upgrades convert the former maintenance and manufacturing space into a modern engine services operation that can handle a full lifecycle of engine work under one roof.

The Alliance area in north Fort Worth has been evolving into a concentration point for aircraft maintenance, repair and overhaul operations. Embraer and Gulfstream have also expanded maintenance facilities in the area, adding to the cluster of aviation-focused users. MTU Aero Engines’ investment and long-term lease reinforce this trend, further solidifying AllianceTexas as a destination for engine and airframe service providers.

For the surrounding market, the recommissioning of a large-scale aviation facility, the significant capital investment and the planned employment growth collectively highlight the ongoing role of AllianceTexas as a key node for aerospace-related operations in north Fort Worth.
