Lovett Industrial Launches $40M Two-Building, 790K-SF Warehouse Project on Houston’s Eastex Freeway

Lovett Industrial’s $40 million, 790,000-square-foot pipeline addition reinforces institutional commitment to Houston logistics while adding notable new supply to the market.

Lovett Industrial is moving forward with a new industrial development along Houston’s Eastex Freeway, committing $40 million to construct two warehouse buildings. The project will rise at 16517 and 16455 Eastex Freeway, expanding the developer’s presence in the Houston industrial corridor.

One of the planned buildings is designed for 645,000 square feet, while the second will total 145,000 square feet, bringing the combined footprint of the project to 790,000 square feet of new warehouse space. Both facilities are being planned as modern industrial product aimed at serving logistics and distribution users, consistent with Lovett Industrial’s broader warehouse platform in U.S. markets.

Construction on the two buildings is scheduled to begin in September, with both structures expected to complete approximately one year after breaking ground. The synchronized timing is intended to bring both assets online together, adding a sizable block of new inventory to the local industrial market in a single delivery window.

With this project, Lovett Industrial’s portfolio of local Houston-area developments will increase to 15. The company has been an active player in the region since its formation, using Houston as one of its key markets for large-scale warehouse development and acquisition activity.

Lovett Industrial was founded in 2020 by President Charlie Meyer and Lovett Group owner Frank Liu. Since then, the firm has developed and acquired more than 21 million square feet of warehouse space across 16 U.S. markets, and it has another 15 million square feet in its future development pipeline. The new Eastex Freeway project adds to that pipeline while deepening the firm’s concentration in Houston.

The company has recently advanced other large industrial projects in the metro as well. In November 2025, Lovett Industrial broke ground on a 668,077-square-foot speculative distribution center near Ellington Airport in southeast Houston. That project, together with the new Eastex Freeway development, underscores the firm’s focus on delivering sizable, modern warehouse facilities in multiple subareas of the Houston market.

As these two new buildings move toward their September start date and targeted completion a year later, Lovett Industrial continues to scale its Houston footprint and expand its overall U.S. logistics platform.
