JPI has acquired a 9.32-acre development site within the Pearson Ranch mixed-use project in Austin, Texas, and plans to build Jefferson Pearson Ranch, a Class A multifamily community. The Dallas-based firm has closed on the land and is moving toward an August groundbreaking for the $90 million development, which is scheduled for completion in 2028.
Jefferson Pearson Ranch is planned as a 342-unit apartment community situated at Pearson Market Circle and Spectrum Drive in Northwest Austin. The property will sit within the larger Pearson Ranch mixed-use development, which spans 156 acres and is programmed for approximately 2.6 million square feet of space. The overall master plan is expected to bring together multiple uses, including multifamily, hospitality, office, retail, dining and community-oriented spaces.
The residential offering at Jefferson Pearson Ranch is being positioned as a Class A community within this broader mixed-use environment. The planned unit mix will include residences with select private outdoor features such as patios, balconies or fenced yards. Certain units are also expected to incorporate interior elements such as mudrooms, flexible spaces, dry bars and bathrooms outfitted with soaking tubs, reflecting an emphasis on in-unit functionality and comfort.
Planned community amenities at Jefferson Pearson Ranch will focus on both wellness and social activation. The project will feature a standalone fitness center designed with indoor and outdoor workout areas, providing residents with multiple training options. A resort-style pool with sundecks and a cabana is also planned, offering additional recreational and relaxation space on site.
For work-from-home and collaboration needs, the community will include a resident lounge, a coworking space, a private conference room and whisper rooms intended for quiet calls or focused work. The outdoor program is set to be rounded out with large grills and outdoor kitchens, giving residents shared spaces for cooking, entertaining and gatherings.
By positioning Jefferson Pearson Ranch within a large-scale mixed-use environment in Northwest Austin, JPI is aligning a new Class A multifamily asset with a broader ecosystem of office, retail, hospitality and community amenities. With site acquisition complete, the developer is targeting an August start to construction and is planning a multi-year delivery timeline that culminates in a 2028 completion.
