Las Vegas Investors Lock Up Land for Potential NBA Arena
CRE Market Beat Take
Fully entitled land and coordinated aviation access reduce execution friction for a potential arena, reinforcing the Strip as a preferred location for large-format sports and entertainment investment.

Investors behind the proposed Las Vegas Diamond Arena have expanded their land position on the Las Vegas Strip, securing an additional 3.03 acres. With this latest acquisition, the group now describes the site as fully entitled and ready for vertical development, positioning it as a potential home for a future NBA franchise.

The newly purchased parcel sits on the Strip and is intended to support the broader Diamond Arena program. Entitlements and site readiness are framed as key advantages, allowing the ownership group to market the arena concept as a plug-in destination for professional basketball and large-scale entertainment once an NBA opportunity or comparable anchor use materializes.

Separately, Chetak Development, Inc. has acquired a nearby property immediately south of Four Seasons Drive for a dedicated private jet terminal. The planned facility is being designed with a direct underground tunnel connection to the Diamond Arena site. This connection is expected to facilitate a secure and streamlined arrival path for NBA teams, touring entertainers, corporate executives, VIP guests, and other high-profile visitors moving between private aircraft and the venue.

The Las Vegas Diamond Arena is envisioned as a 21,212-seat, state-of-the-art sports and entertainment venue located across from Mandalay Bay on the Las Vegas Strip. The project is described as a purpose-built destination for NBA basketball games as well as concerts, conventions, and other major global events. Planned attributes include high visibility on the Strip, integrated transportation elements, and a design framework intended to accommodate future technology and operational requirements.

The arena concept is emerging in a market that already supports major professional sports infrastructure, with existing venues serving NFL and NHL franchises. The Diamond Arena and the proposed private jet terminal would add another layer to the city’s hospitality and entertainment ecosystem, further concentrating large-format event capacity and high-end visitor servicing within the Strip corridor.

Together, the land assembly for the arena and the acquisition for the private jet terminal underscore ongoing investment in premium entertainment-oriented real estate in Las Vegas. While specific development and delivery timelines, project costs, and financing structures have not been disclosed, the moves signal continued confidence in Las Vegas as a destination for large, experience-driven assets tied to both sports and entertainment demand.
