Chesapeake Fire Protection, a division of Georgia-based Century Fire Protection, has committed to a new lease with St. John Properties, Inc. at Ashburn Crossing as it relocates and expands its Virginia regional office. The move will place the full-service fire protection contractor within the 80-acre business community, positioning the firm to consolidate and grow its operations in the area.
The company currently operates two offices across Virginia and Maryland. Under the new lease, Chesapeake Fire Protection plans to relocate approximately 20 employees to a 24,500-square-foot space at 21265 Ashburn Crossing Drive. The firm expects to expand its headcount at the site over the coming years, with an internal goal of increasing the workforce to as many as 50 employees at this regional office.
St. John Properties’ Director of Leasing, Danny Foit, represented the landlord in the lease negotiations. Tenant representation was provided by Clay Ellis of Colliers International, who worked on behalf of Chesapeake Fire Protection in the transaction. The lease supports Chesapeake Fire Protection’s plans to both relocate its existing Virginia regional office and accommodate future hiring.
Ashburn Crossing is located at the intersection of Gloucester Parkway and Loudoun County Parkway. The business community consists of more than 540,000 square feet of flex and research and development space, designed to support a variety of commercial and industrial users. The property’s configuration and scale enable tenants such as Chesapeake Fire Protection to occupy larger footprints while remaining within a multi-tenant environment.
The campus fronts Loudoun County Parkway and benefits from regional connectivity. It is approximately two miles from One Loudoun and Dulles Town Center, providing access to nearby retail, services, and amenities. Ashburn Crossing is also about three miles from the Dulles Greenway, offering a direct route to other parts of the region, and roughly seven miles from Washington Dulles International Airport, which is a key transportation hub for regional and national travel.
The business park is located just over 30 miles from downtown Washington, D.C., placing tenants within the broader Washington-area economic corridor. For Chesapeake Fire Protection, the new lease at Ashburn Crossing combines proximity to major transportation routes and population centers with a flex and research and development setting that can support both current operations and planned workforce growth.
