John M. Corcoran & Co. has opened leasing for Dexter Street Commons, a new 150-unit apartment community with ground-floor retail space in Pawtucket, RI’s Conant Thread District. The five-story property is newly constructed and is positioned to begin welcoming residents in late August, marking the next phase of activation for this mixed-use site.
Dexter Street Commons was built by New England Construction and will be professionally managed by John M. Corcoran & Co. The community combines residential units with street-level retail, aiming to integrate new housing with neighborhood-serving commercial uses in the Conant Thread District. While specific retail tenants have not yet been disclosed, the inclusion of ground-floor space is intended to enhance the area’s dining and shopping options.
According to the company, the project has been planned around contemporary living patterns and location preferences. The property is marketed to residents who may commute to Providence or Boston, work remotely, or prioritize access to nearby amenities and services. The Conant Thread District setting is highlighted as a commuter-friendly location with connectivity to employment centers and surrounding neighborhoods.
Kelli Ahearn-Lucas, assistant marketing director at John M. Corcoran, said the community was designed to support residents’ daily lives across work, home, and leisure. She cited co-working spaces and lounges as examples of how the property is intended to accommodate remote and flexible work, while also providing spaces for socializing and relaxation on site. The building’s wellness-focused design approach is described as a core element of the residential offering.
Dexter Street Commons offers a range of layouts from studio to two-bedroom apartments. Initial asking rents for studios start at $1,750 per month, while two-bedroom apartments start at $2,650 per month. Within the 150 total residences, 30 units are reserved as workforce housing for qualified renters, introducing an income-restricted component alongside the market-rate inventory.
The launch of leasing and the scheduled late August move-in timeline signals that the project is moving from construction into initial occupancy. As marketing and pre-leasing progress, the property is expected to draw interest from renters seeking a newly built option with on-site co-working and communal spaces, set within an emerging district of Pawtucket that offers proximity to both local amenities and regional employment hubs.
