Newmark has arranged a $277 million construction loan for a joint venture between Urby and Rockpoint to advance development of 201 Hudson – by Urby, a planned multifamily high-rise on the Jersey City waterfront. The financing was arranged with Truist on behalf of the Urby/Rockpoint partnership and will support the ongoing build-out of the project.
The Newmark capital markets team was led by Co-Head of Global Debt & Structured Finance Jordan Roeschlaub and Vice Chairman Chris Kramer, with Director Holden Witkoff and Analyst Jack Fenton also involved in arranging the loan. The mandate focused on securing construction capital for a large-scale, amenity-rich multifamily tower in a prominent waterfront location.
201 Hudson – by Urby is planned as a 69-story tower that will deliver 748 market-rate apartments once complete. The residential program will span approximately 528,000 rentable square feet, offering a mix of studio, one-, two- and three-bedroom units. In addition to the residential space, the project calls for approximately 10,000 square feet of ground-floor retail, intended to activate the streetscape and provide on-site services for residents and the surrounding community.
The development is located at 201 Hudson St. in the Paulus Hook neighborhood of Jersey City, positioned directly on the city’s waterfront. The tower is described as the second phase of Urby’s broader waterfront residential development initiative in the area, extending the brand’s presence along this section of the Hudson River waterfront.
A robust amenity package is planned for 201 Hudson – by Urby. The project will feature a pool, fitness center, social and coworking spaces, and outdoor recreation areas designed to support resident lifestyle and community-building. Curated food-and-beverage offerings are also expected to be part of the amenity mix, enhancing the on-site experience and contributing to the property’s activation throughout the day and evening.
The waterfront orientation of the site will provide residents with views of the Manhattan skyline and New York Harbor, reinforcing the project’s positioning within a transit- and amenity-accessible urban setting. With the construction loan in place, the Urby/Rockpoint joint venture has secured a key component of the capital stack necessary to continue vertical progress on the 69-story, market-rate multifamily tower and its associated retail and amenities program in Jersey City’s Paulus Hook neighborhood.
