Benderson Development has expanded its retail holdings with the acquisition of three shopping properties along the Gulf Coast, paying a combined $36.91 million for a portfolio totaling 400,000 square feet. The transaction adds grocery-anchored and big-box retail to the company’s existing national platform and reflects its continued focus on scaled retail assets.
The first property in the portfolio is Granada Plaza, a Publix-anchored shopping center located in the Tampa suburb of Dunedin. The center is positioned at the intersection of Main Street and Keene Road, a local thoroughfare that places the property within an established residential community. The presence of Publix as the anchor tenant underscores the center’s role as a neighborhood-serving retail destination.
The second asset is Venice Market Place, a shopping center at the intersection of Tamiami Trail and Center Road in Venice. The center traded last month for nearly $10 million, with Selig Enterprises identified as the seller. Its location at a major intersection provides exposure along a key corridor, reinforcing the property’s positioning within the local retail trade area.
The third acquisition is a freestanding retail building leased to Lowe’s Home Improvement at 10070 Estero Town Commons Place in Estero. Benderson acquired the Lowe’s-occupied property in June for $9.5 million. According to transaction history cited in the report, the asset last changed hands in 2005 for $4.38 million, indicating a substantial increase in value over more than a decade of ownership prior to Benderson’s purchase. The address at 10070 Estero Town Commons Place places the building within an established commercial node.
Taken together, the three Gulf Coast properties provide Benderson with a mix of grocery-anchored and home improvement retail exposure across multiple communities. The portfolio’s 400,000 square feet of space contributes to Benderson’s already sizable national footprint and further diversifies its tenant and location base within the region.
Benderson, based in University Park, is described as having more than 1,000 properties in its portfolio, totaling 58 million square feet of retail space nationwide. The addition of these three Gulf Coast assets fits within that large-scale ownership profile and reinforces the company’s role as a significant owner of retail properties across the country.
