Atlanta Church Buys 94K-SF Buckhead Office Building
CRE Market Beat Take
A nontraditional buyer stepping into a Class A Buckhead office asset illustrates how mission-driven users can provide an exit and interim leasing continuity for existing owners in a choppy office market.

Christ Covenant Church has acquired Piedmont Place, a 94,000-square-foot, four-story Class A office building located at 3520 Piedmont Road Northeast in Atlanta’s Buckhead district. The transaction was brokered by Transwestern, which oversaw the sale of the property on behalf of the parties involved.

Transwestern professionals Bradley Fulkerson and Austin Hibbard represented Christ Covenant Church in the acquisition. The church purchased the building from Hall Capital for $16,900,000, which equates to approximately $179 per square foot. The deal secures a sizable office asset in a well-established Buckhead location for the growing faith organization.

Following the closing, Transwestern has been retained to provide Agency Leasing and Asset Services for Piedmont Place. The engagement positions Transwestern to handle day-to-day leasing efforts and related asset services for the property as it continues to operate as an office building.

Christ Covenant Church has expanded significantly since 2017, growing to more than 2,000 members and three campuses across metro Atlanta. According to Senior Pastor Jason Dees, the acquisition of Piedmont Place offers the church an opportunity to create a central gathering location that can serve the existing membership base and support outreach to the broader Atlanta community over the long term.

Constructed in 1983, Piedmont Place will initially continue to function as a multi-tenant office property. Christ Covenant Church plans to operate the building in that capacity in the near term, maintaining its use as an office asset while it refines and advances its longer-range campus strategy.

Over time, the church intends to transform the site into a more comprehensive campus environment. Plans include the development of a 2,500-seat sanctuary at Piedmont Place, which would expand the property’s role beyond office use to accommodate large-scale worship services and church programming. Specific timelines for these future improvements were not disclosed in the information provided.

The acquisition underscores ongoing investor interest in well-located Buckhead office assets and reflects how nontraditional buyers, including religious institutions, are deploying capital into existing commercial properties that can support both current operations and future expansion needs.
