Billingsley’s long-planned Sloan Corners development is moving ahead, with the $2 billion mixed-use project showing visible progress along the border of Allen and Fairview. The nearly 500-acre site is being positioned as a destination that combines restaurants, shops, offices, housing and recreational amenities across the two neighboring cities.
The developer is preparing to roll out the next phase of commercial development within the master-planned community. Current plans call for a dedicated retail district near the intersection of Chelsea Boulevard and SH 121, where Billingsley envisions four buildings totaling roughly 35,000 to 40,000 square feet. Leasing is underway for this component, which is expected to bring a critical mass of neighborhood-serving and destination retail to the project.
According to reporting from the Dallas Business Journal, Billingsley’s strategy is to lead with retail, dining and recreational options to establish activity levels and destination appeal at Sloan Corners. By creating a vibrant environment early in the build-out, the developer aims to lay the groundwork for future office users and additional residential growth within the community.
Residential development is also taking shape on site. Billingsley is nearing completion of the first phase of Hartwood at Sloan Corners, a 500-unit apartment community within the project. The initial phase of the community is expected to be completed within the next four to five months, adding a substantial number of new rental units to the immediate area and providing built-in demand for the emerging retail district.
Beyond Hartwood’s first phase, plans call for approximately 1,100 additional apartments to follow, expanding the overall residential footprint at Sloan Corners. Office buildings are also planned as a later phase in the development sequence, aligning with Billingsley’s approach of first establishing amenities and residential density before delivering significant office space.
As these phases progress, the mix of retail, housing and future office space at Sloan Corners underscores Billingsley’s intent to create a large-scale, amenity-rich hub that serves both Allen and Fairview. While specific delivery dates for the retail buildings and office components have not been disclosed, the combination of active leasing efforts and near-term apartment deliveries indicates that the project is entering a more visible stage of its long-term build-out.
