CRE Market Beat Take
The sizable trade of a fully amenitized, 1990s-vintage senior housing asset in Tucson underscores ongoing investor appetite for scaled care-oriented communities in secondary metros.

Broadway Proper Assisted Living Community, a 232-bed assisted and independent living property at 400 S. Broadway Place, has changed hands in a $52 million transaction. The buyer is PropCo Holding, based in Irvine, California, while the seller is Harrison Street Real Estate Capital. The deal involves a large-scale senior housing community that offers a range of living options and services tailored to older residents.

According to Realestatedaily-news.com, Broadway Proper was originally constructed in 1998 on a 6.5-acre site in Tucson’s east submarket. The property spans 389,728 square feet and is comprised of three three-story buildings. Residential offerings within the community include studio, one-bedroom, and two-bedroom units designed to support both assisted living and independent living residents, as well as retirement care services.

The amenity package at Broadway Proper is extensive and focused on resident comfort, wellness, and social engagement. On-site dining areas provide meal service within the community, and a dedicated fitness room supports resident health and activity. Shared spaces such as a clubhouse and multiple outdoor areas offer places for gatherings, events, and informal interaction among residents.

Additional services at the community are aimed at reducing daily living burdens for residents. Housekeeping and laundry services are provided, and transportation is available to support off-site appointments and activities. Resident programming is part of the service offering, reinforcing the property’s focus on organized activities and social connection within the community.

Broadway Proper also features a variety of activity-focused amenity spaces. These include an arts and crafts center, a game room, and a movie or theater room designed for group entertainment. Outdoor leisure options are supported by a pool and a Jacuzzi, giving residents access to both recreation and relaxation within the community grounds.

On the transaction side, Everett Benton represented the seller in the sale of Broadway Proper. The combination of scale, resident services, and amenity offerings make the community a notable senior housing asset within Tucson’s east submarket.
