KLNB has arranged four new retail lease commitments at the Market at Austin Ridge, a shopping center located at 962 Courthouse Road in Stafford, Virginia. The property sits at the intersection of Courthouse Road and the planned Austin Ridge Drive, directly off the I-95 corridor in Stafford County, positioning it to capture traffic from regional commuters and nearby residential communities.

The brokerage team of KLNB Principal Dimitri Georgelakos and Veronica Kamara represented the landlord in negotiating long-term leases with grocery, restaurant, fuel, and service operators. New commitments at the Market at Austin Ridge include Aldi, Texas Roadhouse, Sheetz, and Flagship Carwash, expanding the center’s mix of daily-needs and destination retail.

According to KLNB, the leasing team drew on an established relationship with the ownership to structure the transaction in line with the landlord’s objectives for the asset and for the broader portfolio. Georgelakos noted that KLNB’s extensive history with this client helped align strategy from the outset of the assignment, allowing the parties to focus on securing tenants that could support stable performance over time.

KLNB highlighted the impact of signing what it described as top-tier operators such as Aldi, Texas Roadhouse, and Sheetz at the center. The firm characterized the leasing outcome as creating a resilient retail infrastructure at Market at Austin Ridge that is designed to serve a high-income demographic pocket in Stafford. The addition of Flagship Carwash adds another traffic-driving use to the tenant roster.

The Market at Austin Ridge’s immediate access to I-95 and its position along the Courthouse Road corridor were noted as key elements of the leasing strategy. The concentration of essential retail categories at the center is intended to meet local consumer demand while supporting the landlord’s growth plan along the I-95 corridor.

Beyond this property, KLNB has also worked with the same landlord at Marumsco Plaza in Woodbridge, Virginia, where the firm previously served as the exclusive leasing agent. That ongoing engagement underscores KLNB’s role in executing multi-asset leasing strategies for the client across Northern Virginia retail locations.
