Marcus & Millichap Capital Secures $8.2M for DeSoto, Texas Self-Storage Facility

The DeSoto self-storage financing shows lenders are still providing 10-year, moderate-LTV senior debt at mid-6% rates, while Texas development pipelines remain active across retail, office, medical and industrial assets.

Recent activity across Texas reflects a mix of capital deployment, development progress and professional expansion in commercial real estate. In DeSoto, Texas, Marcus & Millichap Capital Corporation (MMCC) arranged $8.2 million in financing for a 132,265-square-foot self-storage property. Doug Brooks secured a 10-year loan at 60% loan-to-value from a national investment firm on behalf of a private client, with a 6.46% interest rate and a 30-year amortization schedule. The asset is operated by Grizzly Self Storage and offers storage options for both personal and commercial users.

In the Dallas–Fort Worth region, Trademark Property Company and Shivers Family Partnership announced that Whole Foods Market will anchor Shivers Farm, a planned 40-acre mixed-use community in Southlake, Texas. The development team is preparing for a summer groundbreaking, targeting completion in the fourth quarter of 2027. Shivers Farm is slated to include 111,000 square feet of retail along with 38,000 square feet of Class A boutique office space, positioning the project as a combination of grocery-anchored retail and low-rise office.

In Austin, Texas, Lawrence Group has completed Austin Regional Clinic’s new free-standing specialty clinic, ARC South Specialty. The 63,000-square-foot, two-story facility opened June 1 at 708 West Ben White Blvd. The building consolidates a range of specialty, primary and surgical care services on a single campus. The first floor includes 45 exam rooms and 6 treatment rooms, while the second level contains 68 exam rooms and 4 treatment rooms, reflecting a medical layout designed for high patient throughput and multiple clinical disciplines.

Legal services capacity for real estate clients is expanding in Houston. Seyfarth Shaw LLP has added Consuella (Connie) Simmons Taylor as a partner in its Real Estate department in the firm’s Houston office. Taylor previously served as firmwide chair of the Real Estate & Construction practice at Baker Botts L.L.P. and was named “Lawyer of the Year” in Real Estate Law by The Best Lawyers in America in 2023, underscoring her profile in complex property and construction matters.

Industrial supply in the Houston area continues to grow as Hanover Company has completed Kirby 288, a speculative cross-dock industrial facility in South Houston. The approximately 213,000-square-foot warehouse is located at the northwest intersection of Kirby Drive and Mowry Road, just west of SH 288. Designed to serve Houston’s warehousing and logistics demand, the facility features 36-foot clear heights, substantial trailer parking capacity and access to the Texas Medical Center, Beltway 8 and key port-related logistics corridors.
