CBRE has arranged the sale of a 4.66-acre parcel at the northwest corner of County Highway MM and U.S. Highway 14 in Fitchburg, Wisconsin, positioning the site for future mixed-use development within the city. The land is part of the planned Syncopation neighborhood, which is envisioned as a mixed-use community featuring multifamily housing and other complementary uses.
Louisville, Kentucky-based Trilogy Real Estate Fitchburg LLC acquired the property from Fairchild Development LLC for $2.23 million. The transaction establishes Trilogy’s third location in the Madison-area market, adding to its existing presence in Waunakee and Sun Prairie and extending the company’s regional footprint.
CBRE represented the buyer in the sale, with a team comprising Gretchen Richards, Matson Holbrook and Sean Beuche. The seller, Fairchild Development LLC, was represented by Kevin Visel of Acres Realty. The parties did not disclose additional financial or transactional terms beyond the purchase price.
The parcel will form part of the larger Syncopation development, described as a mixed-use neighborhood in Fitchburg. Plans for Syncopation include multifamily apartments, approximately 12,000 square feet of commercial space, a range of residential housing options and the Trilogy Senior Living Campus. While detailed phasing, timing and build-out specifics were not provided, the acquisition secures Trilogy a long-term site within this broader master-planned area.
According to CBRE’s Gretchen Richards, the acquisition offers Trilogy Health Services a prime long-term location and is expected to support Fitchburg’s fast-growing community. The property benefits from its location just minutes south of Madison, with convenient access to nearby parks, retail destinations and major transportation corridors.
The transaction underscores ongoing investment interest in mixed-use and senior living-oriented environments in growth markets such as Fitchburg, where new residential and commercial development is being planned around key transportation routes and community amenities.
