Lewis Group Opens Second NorCal Rental-Home Community in West Sacramento
CRE Market Beat Take
Lewis Apartments’ expansion of its Independence rental-home platform in Northern California reinforces investor interest in professionally managed, single-family-style rentals as a distinct multifamily segment.

Lewis Apartments has opened Independence in West Sacramento, a new gated community offering 208 townhome-style rental homes. The community has launched its leasing office and model homes to the public, marking the formal start of lease-up activity. Independence is positioned for residents seeking the space and privacy typically associated with single-family homes, while retaining the flexibility and reduced responsibilities of renting.

The community is located in West Sacramento’s Southport/Bridgeway Island area, a neighborhood setting that supports its emphasis on privacy and residential character. As a townhome-style rental offering, Independence targets households that want more room and separation than conventional apartment units generally provide, but are not looking to take on the costs and obligations of homeownership.

Independence in West Sacramento is the second community under the Independence brand that Lewis has brought to Northern California. It follows Independence in Dixon, which opened in 2025 and provided the initial proof of concept for this rental-home format in the region. The performance of the Dixon community has been an important reference point for Lewis in demonstrating demand for this type of product.

Building on the experience in Dixon and now West Sacramento, Lewis plans to extend the Independence concept across additional Northern California markets. The company has identified Folsom, Vacaville, Fairfield and Newark among the locations targeted for future Independence-branded communities, along with other markets that have not yet been specified. These planned projects indicate an expanding pipeline of rental-home communities in the region.

According to Randall Lewis of Lewis Group of Companies, the Dixon community’s success underscored strong demand for rental homes that combine more space, greater privacy and features associated with traditional homes, while preserving the convenience of renting. That feedback has helped shape the strategy behind the West Sacramento opening and the planned roll-out of further communities under the Independence banner.

While specific development costs, financing details and delivery timelines for future locations were not disclosed, the opening of Independence in West Sacramento and the stated expansion plans highlight Lewis Apartments’ ongoing commitment to scaled rental-home development in Northern California.
