NewMark Merrill Companies, Inc. has advanced leasing at Desert Sky Plaza II in Victorville, securing 11 additional retail tenants ahead of a planned July groundbreaking for the project. The company reported that Ross Dress For Less, Better Buzz Coffee, Quick Quack Carwash, 7-Eleven, Luna Grill, 85°C Bakery Cafe, Ono Hawaiian BBQ, Country Kitchen, Yogurtland, Taqueria 2 Potrillos, and Pamper Me Nail Salon have all signed leases at the center. These retailers will join previously announced anchor tenants Target, Burlington, and Five Below at the property.
Desert Sky Plaza II is planned as a 30-acre, 297,363-square-foot shopping center at the southeast corner of Roy Rogers Drive and Amargosa Road in Victorville. With the most recent wave of commitments, NewMark Merrill said the project is now nearly 85% pre-leased prior to the start of construction. The combination of national, regional, and local brands is expected to create a tenant mix that includes soft goods, daily needs, food and beverage, automotive services, and personal services, as reflected by the variety of retailers named in the tenant lineup.
The company plans to break ground on Desert Sky Plaza II in July, with opening targeted for Fall 2027. The center is being designed by MMA Architecture, Architects Orange, and civil engineering firm Kimley Horn. According to NewMark Merrill, Desert Sky Plaza II represents the second phase of the existing Desert Sky Plaza, which is anchored by Home Depot. The new phase is positioned as an expansion of the established retail node at the intersection, building on the traffic and visibility generated by the existing center and its anchor tenant.
Leasing at Desert Sky Plaza II is being led internally by NewMark Merrill. Brad Pearl, Greg Giacopuzzi, and Darren Bovard of NewMark Merrill secured the recently announced tenants and continue to oversee leasing efforts for the project. Their role encompasses negotiating lease agreements with retailers and filling out the remaining space at the property as it moves toward construction and eventual opening.
By assembling a roster that includes large-format anchors, specialty retailers, food concepts, and service providers ahead of the groundbreaking, NewMark Merrill has outlined a substantial portion of the center’s merchandising plan well in advance of delivery. The high level of pre-leasing, along with a defined timeline for construction and opening, provides clear visibility into how Desert Sky Plaza II is expected to come online as an extension of the existing Desert Sky Plaza in Victorville.
