Lee & Associates NYC has been appointed leasing agent for the retail portfolio at Seward Park Cooperative, a large privately held residential community in Lower Manhattan. The multi-year mandate covers the property's street-level commercial component, giving the firm responsibility for leasing strategy and tenant representation across the cooperative's retail footprint.
Under the assignment, Lee & Associates NYC will oversee approximately 25 retail spaces totaling more than 50,000 square feet. The work will center on refining the cooperative's overall retail approach, with an emphasis on coordinating merchandising decisions and tenant mix across the full portfolio rather than on a series of one-off transactions.
The cooperative has framed the engagement as part of a broader effort to modernize and reposition its retail offering. The initiative comes as the Lower East Side continues to evolve, with shifting neighborhood dynamics and ongoing changes in local demand patterns. The retail strategy at Seward Park Cooperative is being evaluated in that context, with the goal of better aligning the property's storefronts with the surrounding community and its current needs.
Paul Popkin, senior managing director at Lee & Associates NYC, described the scope of work as extending beyond a conventional leasing brief. He noted that the assignment is intended to support a cohesive, long-term retail strategy aimed at elevating performance across the entire portfolio. According to Popkin, the cooperative benefits from several fundamentals that are typically attractive to retailers, including a dense residential base, strong pedestrian activity, convenient transit access and a neighborhood that is changing rapidly.
The leasing team for the Seward Park Cooperative assignment is led by Popkin and includes Peter Braus, Eric Levine, Mo Dweck and Annie Squier. Together, they will be responsible for marketing the available spaces, engaging with prospective retailers and advising the cooperative on tenant selection and deal execution as part of the larger repositioning initiative.
By centralizing leasing under a single team and focusing on long-term strategy, Seward Park Cooperative is seeking to refine its retail presence within Lower Manhattan's competitive landscape.
