The Missner Group Acquires Industrial Portfolio in Indiana

This transaction shows equity partners are still willing to back scaled industrial portfolio growth when assets are modern, fully leased, and tied to strong logistics corridors.

The Missner Group, working with financial partner Wylie Capital, has expanded its industrial footprint through the acquisition of three industrial properties in Indiana. The portfolio spans Northwest Indiana and the Indianapolis market and comprises more than 840,000 square feet of industrial space. With this transaction, The Missner Group’s industrial holdings increase from about 1.2 million square feet to more than 2.2 million square feet.

The purchase includes a two-building industrial portfolio totaling 540,986 square feet at 9401 and 9602 Georgia Street in Merrillville, Indiana. These assets were constructed in 2021 and 2022 and are fully leased to four tenants. The properties are located roughly 40 miles from downtown Chicago and offer direct access to several major highways, including I-65, I-80/I-94, and I-90, providing connectivity to regional and national distribution corridors.

The transaction also encompasses a newly constructed 302,545-square-foot logistics facility at 65 Commerce Park in Whitestown, Indiana. Completed in 2023, this building is fully leased to Style Link Logistics LLC. The lease is supported by a corporate guaranty from SHEIN Distribution Corporation, adding an additional layer of credit backing to the income stream generated by the property.

The Whitestown facility is located less than 25 minutes from Indianapolis International Airport, positioning it to serve both regional and wider distribution needs. Together, the Merrillville and Whitestown properties provide a mix of modern logistics and industrial space, with all buildings constructed within the last several years and reported as fully leased at the time of acquisition.

Across the three assets, the portfolio combines recently built product, full occupancy, and access to key transportation infrastructure. The involvement of Wylie Capital as a financial partner underscores the use of institutional capital in aggregating modern industrial assets in strategic Indiana locations, while The Missner Group uses the acquisition to significantly scale its industrial platform.
