BH Properties has completed a multimillion-dollar capital improvement program at Anchorage Square, its 153,000-square-foot mixed-use complex along San Francisco’s Fisherman’s Wharf, and reintroduced the property under a new name, Anchor’s Landing. The vertically integrated real estate investment firm, which maintains a regional office in San Francisco, has used the renovation to reposition the asset as a refreshed destination on the city’s waterfront.
BH Properties acquired the property in the summer of 2023. Originally constructed in 1974, the complex combines office, retail, hospitality and parking components. The site includes 93,000 square feet of office and retail space, the 127-key San Francisco Marriott Fisherman’s Wharf hotel and an adjacent five-story parking structure with capacity for 685 vehicles.
The capital improvement program was executed by BH Properties’ in-house construction management team in collaboration with BCV Architects and RDL Construction. The team focused on updating the building’s interface with the street and public areas, particularly along Jefferson Street, a central corridor for Fisherman’s Wharf.
As part of the work, the ownership introduced all-new facades and storefront systems along Jefferson Street to modernize the property’s presence and improve tenant visibility. New tenant eyebrow signage was added to give occupants more distinct branding opportunities, and architectural lighting was upgraded to highlight the building’s refreshed design and enhance evening activation.
The renovation also included a new exterior color scheme intended to give the property a more contemporary look while remaining consistent with the surrounding waterfront environment. Inside the complex, BH Properties modernized public restrooms and refreshed common areas to improve the overall experience for visitors, office users and hotel guests.
Wayfinding throughout the property was enhanced as part of the repositioning, with updated signage and circulation cues designed to help visitors navigate between retail, office, hotel and parking areas. These changes aim to make it easier for guests to move through the multi-level complex and access the different uses on site.
BH Properties’ president, Jim Brooks, described Anchor’s Landing as an example of the firm’s strategy of investing in high-profile, irreplaceable locations and curating experiential retail environments intended to drive traffic and long-term value. He noted that the renovation combines contemporary design, digital engagement and curated tenancy to reintroduce the complex as a premier destination along San Francisco’s waterfront.
With the capital improvements complete and the new Anchor’s Landing branding in place, BH Properties has repositioned the longstanding Fisherman’s Wharf property for its next phase of operations, while retaining its mix of office, retail, hospitality and structured parking uses.
