A large, branded HQ lease by MLS at PENN 2 reinforces investor focus on well-amenitized, centrally located office assets in Midtown’s Penn District.

Major League Soccer has opened its new global headquarters at Vornado Realty Trust’s PENN 2, creating a centralized base for league operations in Midtown Manhattan. The league has leased a 126000-square-foot, two-floor office that serves as a hub for staff and functions across the organization.

The headquarters is designed by TPG Architecture and incorporates an “office as a stadium” concept that draws directly from the game-day experience. Employees and visitors arrive through a tunnel-inspired entry that recalls player arrivals at a stadium, setting a sports-focused tone from the moment they enter the space.

At the core of the workplace is a central collaboration zone branded as “Midfield,” intended to act as the primary gathering and interaction area for employees. The layout and design details are meant to support collaboration across different league departments while maintaining a strong connection to the culture and atmosphere of professional soccer.

The new headquarters positions MLS within one of Midtown Manhattan’s most active office locations, the Penn District, and places the league in a modern, highly amenitized building environment. PENN 2 is described as one of the most amenitized office properties in New York, benefiting from the surrounding district’s rapid evolution and concentration of activity.

JLL represented MLS in negotiating the long-term lease at PENN 2. Vice chairmen Daniel Posy and Joe Messina, along with senior vice president Jason Roberts, led the assignment on behalf of the tenant. They cited the combination of the building’s amenity package, the energy of the surrounding Penn District, and the flexibility offered over the long term as key factors that aligned with MLS’s needs for its global headquarters.

The move into PENN 2 gives MLS a purpose-built, branded workplace that reflects its identity as a global sports league while anchoring its corporate presence in a prominent Midtown Manhattan office tower owned by Vornado Realty Trust.
