DoveHill Acquires Connecticut Luxury Hotel and Spa
CRE Market Beat Take
The deal illustrates continued capital deployment into drive-to, ultra-luxury resort product, suggesting investors see relative resilience in top-tier leisure hospitality. Maintaining Auberge as manager also indicates preference for proven brands in underwriting performance risk.

DoveHill, a hospitality investment firm based in Fort Lauderdale, FL, has acquired the Mayflower Inn & Spa, Auberge Collection, in Washington, Connecticut. The luxury property is located at 118 Woodbury Road in Litchfield County. While DoveHill did not disclose financial terms, the Hartford Business Journal, citing local land records, reported a purchase price of $5.3 million and noted that the figure may not reflect the value of the operating business.

The Mayflower Inn & Spa is positioned as an ultra-luxury retreat on 58 acres in Connecticut’s Litchfield County. The roughly 35-room inn has been recognized with multiple high-end industry distinctions, underscoring its status in the regional hospitality market. The property features a Forbes Four-Star Spa designation and an AAA Four Diamond rating. It has also been awarded 1 MICHELIN Key and has been repeatedly cited by Condé Nast Traveler as one of the highest-rated properties globally every year since 2017.

Charles Paloux, chief investment officer at DoveHill, cited the strength of the ultra-luxury segment as a key part of the acquisition thesis. He noted that ultra-luxury is one of the few hospitality subsectors consistently outperforming in the current environment. Paloux also emphasized the property’s location as a drive-to destination about 90 minutes from New York City, which he said positions the inn to continue capturing post-COVID demand from travelers seeking nearby, world-class leisure experiences.

Following the acquisition, DoveHill plans targeted enhancements to the Mayflower Inn & Spa. Specific improvement plans were not detailed, but the upgrades are described as focused rather than transformational. Despite the change in ownership, operations will remain with Auberge Collection, which will continue to manage the property under its existing luxury flag. This continuity of management aligns with the inn’s established brand positioning and track record of high guest ratings and industry recognition.

The transaction highlights ongoing investor interest in top-tier leisure assets in drive-to resort markets, particularly those with established brand affiliations and strong third-party accolades. With its combination of large acreage, boutique scale and a recognized ultra-luxury profile, the Mayflower Inn & Spa reflects continued capital allocation toward resilient segments of the hospitality sector, even as broader lodging performance remains uneven across asset types and locations.
