The relocation of EPIQ Solutions into a large flex/R&D building in Frederick underscores sustained tenant demand for hybrid office-industrial space, supporting rent and occupancy resilience in this segment.

EPIQ Solutions is consolidating its Maryland operations with a relocation from Carroll County to Frederick County, committing to a new footprint at Arcadia Business Park in Frederick, Maryland. The Illinois-headquartered company is moving its engineering and manufacturing groups into a larger flex and research and development setting designed to accommodate a mix of functions under one roof.

The company has signed a lease with St. John Properties, Inc. for 36,120 square feet at 4744 Arcadia Drive within Arcadia Business Park. The leased space is in a 60,240-square-foot flex and R&D building, providing room for EPIQ Solutions to house office, light manufacturing, warehousing, and logistics operations in a single location. Approximately 90 employees are expected to relocate to the Frederick facility as part of this move.

St. John Properties, Inc. is the landlord for 4744 Arcadia Drive, and its Director of Leasing, Danny Foit, represented the landlord in the transaction. Tenant representation was provided by Mike Hammond of Tenant Consulting, who advised EPIQ Solutions on the lease. Terms of the lease, including duration and rental rates, were not disclosed.

Arcadia Business Park is a 61-acre business community in Frederick that includes nearly 520,000 square feet of flex/R&D and high-bay warehouse space. The park is positioned to serve a range of industrial and technology-oriented users seeking flexible layouts and a combination of office and production capability. EPIQ Solutions is expected to utilize this flexibility to support its Maryland-based engineering and manufacturing activities.

EPIQ Solutions produces software defined radios that support a broad spectrum of government and commercial applications. With the move to Frederick, the company will be able to align its space with its technical and operational needs, from product development to light manufacturing and logistics. The new location provides a platform for integrating different operational teams while remaining within Maryland.

Commenting on the lease, Matt Holbrook, Regional Partner for St. John Properties, described EPIQ Solutions as well-suited to the company’s flex and R&D product. He noted that EPIQ Solutions’ combination of office, light manufacturing, warehouse, and logistics requirements aligns with the type of space offered at Arcadia Business Park. The transaction underscores ongoing demand for flex and R&D space that can support specialized technology and production uses.
