**Mexican Developer LITOS Launches First U.S. Project with 952,000-SF Laredo Warehouses**

LITOS, an industrial real estate developer based in Mexico City, has made its official entry into the U.S. market with the launch of LITOS Laredo. This marks the company’s first U.S. development project, delivered in partnership with design-build general contractor ARCO/Murray.

The project will feature two speculative cross-dock warehouses, each spanning 476,280 square feet, for a combined total of 952,560 square feet. The facilities are being developed within the Pinnacle Industry Center in Laredo, Texas.

LITOS Laredo also marks the debut of LITOS TEXAS, a development platform aimed at growing the company’s footprint in key U.S. logistics hubs. The platform is set to focus on areas including Central and South Texas, the Dallas–Fort Worth metroplex, and other strategic trade corridors.

Laredo, which was recently ranked as the top U.S. international trade port, handles over $339 billion in goods annually. Its prime location along Interstate 35 and close proximity to the World Trade Bridge and Colombia Solidarity Bridge position it as a vital link in U.S.–Mexico trade and nearshoring operations.

Additionally, the warehouse complex will include a 3,000-square-foot speculative office space, delivered ready for occupancy.

The land acquisition for LITOS Laredo was led by Carlos M. Cain of Marcus & Millichap.
