**Greystar Moves Forward with 336-Unit Birchway Sarasota Apartment Project**
Greystar is advancing plans for a major residential development near Sarasota-Bradenton International Airport. The company recently closed on the site for $12.9 million and is preparing to build Birchway Sarasota, a 336-unit apartment community.
The development will unfold in three phases. Phase one includes the construction of a nearly 7,000-square-foot clubhouse, a pool deck and courtyard, and two four-story residential buildings—one with 48 units and the other with 64. Phase two will feature another garage and two additional buildings, each also containing 48 and 64 units. The final phase will include a third garage and two more residential buildings.
In total, Birchway Sarasota will offer 168 one-bedroom units, 144 two-bedroom units, and 24 three-bedroom units, all designed in a garden-style layout.
The project will be located adjacent to the SRQ Logistics Center—a 300-acre master-planned industrial development anchored by an Amazon last-mile warehouse. The area continues to grow as an industrial and logistics hub, with the recent addition of a distribution center for United Natural Foods Inc., which broke ground in August 2023.
