**Third & Urban, HighBrook Advance $605M Northbend Redevelopment in Brookhaven**
Third & Urban, in partnership with HighBrook Investors, has finalized the assemblage of 30 acres from four separate sellers, setting the stage for the transformation of Corporate Square into a vibrant, mixed-use development. The project, now named Northbend, has received rezoning approval as a Master-Planned Development. Third & Urban is currently finalizing partnerships for the vertical construction of the development’s initial phases, representing a $605 million investment.
Strategically located in Brookhaven between Buford Highway and I-85, the development site includes eight underutilized office buildings. With support from Patterson Real Estate Advisory Group, the existing structures will be demolished to make way for new infrastructure and improved roadway networks. Design work is in progress, and groundbreaking is anticipated for Summer 2026.
Northbend’s first phase plans include:
– 10,000 square feet of food and beverage-focused retail
– 390 multifamily residential units
– 23 rental townhomes
– 119 for-sale townhomes
– 140 corporate housing units
– A 1-acre activated public plaza
The redevelopment aims to revitalize the area by integrating residential, retail, and community spaces, contributing to the continued growth of Brookhaven’s urban landscape.
